Complete required property disclosure forms accurately

Sign the listing agreement

Photography and Marketing

Prepare the home for professional photography and video

Ensure all rooms are well-lit and tidy for the shoot

Review and approve the listing description and marketing materials

Showings

Establish a showing schedule and instructions

Keep the home clean and ready for short-notice showings

Secure valuables, prescription medications, and sensitive documents

Plan to leave the property during scheduled showings and open houses

Reviewing Offers

Review all offers carefully with your agent

Evaluate price, financing terms, contingencies, and closing dates

Respond with an acceptance, rejection, or counteroffer

Sign the final purchase agreement

Inspection and Appraisal

Make the home accessible for the buyer's home inspector

Review the inspection report and any repair requests

Negotiate repairs, credits, or as-is terms

Ensure the home is accessible for the appraiser

Complete any agreed-upon repairs before the final walk-through

Moving and Closing

Schedule movers and begin packing

Schedule utility shut-offs or transfers for closing day

Review the estimated closing statement

Independently verify wire instructions to prevent fraud

Bring valid government-issued ID and all house keys to closing

After the Sale

Cancel or transfer homeowners insurance

Submit a change of address with the postal service

Keep closing documents for your tax records
